Milsons Point homes
A suburb built in the bridge's shadow
Milsons Point was rebuilt around the Harbour Bridge after the Milson family lands were resumed in the early 1920s for its construction. Today it packs almost entirely apartments into 0.2 square kilometres.
Two building generations, two plumbing worlds. Interwar art deco walk-ups sit alongside late-1980s-to-2000s strata towers stacked along Alfred and Glen Streets, with new deco-styled builds like Aqualuna still arriving. Each era fails in its own way.
The older blocks carry their original pipes. The surviving art deco blocks still run galvanised risers and branch lines from the 1930s, furred up and pinholing behind rendered walls.
The towers carry boom-era shortcuts. Construction of the 1990s and 2000s hid quick-fix fittings in risers and ceiling spaces that now leak into the apartments below.
And the whole suburb is paved. Near-total hard surface funnels storm water down steep grades to the harbour through ageing pits and box drains.
We work these buildings constantly. Whether it's a pinholed riser dropping pressure on an upper floor of a Cliff Street walk-up or central hot water plant failure affecting dozens of households, we know what the building is likely to throw at us before we arrive.

The everyday and the long-term: residential plumbing, maintenance plumbing, toilet repairs, toilet installation, bathroom plumbing, kitchen plumbing, tap repairs and mixer taps, shower and leaking shower repairs, leak detection, water filters, appliance and dishwasher installation and backflow testing.

Local knowledge that matters
Common plumbing problems in Milsons Point
Burst flexi hoses. Thousands of flexi hoses across the strata towers make burst-hose floods the suburb's signature emergency, with damage cascading through the units below. If one lets go, isolate the water and call us fast.
Central hot water failures. Interwar walk-ups and 1980s-90s towers on Alfred and Glen Streets run central and unit-level hot water plant that fails hard. When central plant goes, an entire building is cold in one afternoon.
Grease-fed drains. The cafes and restaurants clustered around the station and Alfred Street feed fat loads into shared stacks and street mains. If your kitchen sink or the stack below your unit keeps backing up, grease is usually the story.
Storm surcharge at the low points. Steep falls from the bridge approach to the harbour push storm flows into ageing box drains with nowhere to soak. During southerly busters, the forecourts by the Olympic Pool and the wharf are the first places water ponds.
Hidden 1990s shortcuts. Boom-era tower construction left a legacy of budget fittings and inaccessible services now surfacing as leaks between floors. If a stain is spreading on your ceiling and there's no pipe anywhere obvious, that's a leak detection job.
When water is where it shouldn't be
Some problems can't wait for a callback. A toilet overflowing into a bathroom, no hot water across a whole tower, a suspected gas leak near a heater, or a burst pipe inside a wall all need a plumber on the phone now, not tomorrow morning.
The first phone call matters most
Make-safe steps while you wait
In apartment buildings, fast isolation is everything
Everyday plumbing for apartment living
Most of our work here is quieter than emergencies. Mixer taps dripping, showers that have leaked behind tiles for months, toilets running constantly, kitchens needing a new dishwasher connected, water filters fitted so the kettle stops furring up.
The walk-ups bring the older end of that work
The towers bring the newer end
Strata buildings bring obligations houses never face
If you're renovating or settling in, toilet installation and water filters round out the fit-out. Whatever the job, you get the same fixed-price-before-work promise.
Drains, stormwater and the harbour below
Everything in this suburb drains downhill to the harbour, and most of it does so across hard surface. That makes drainage work here part plumbing, part hydrology: where the water goes, what it picks up on the way, and which pit it overwhelms first.
Inside the buildings, the stories are grease and age. Original earthenware sections survive under the interwar blocks, cracked and displaced beneath decades of dense redevelopment. Century-old street mains beneath one of the North Shore's oldest urban footprints fail structurally, with bridge-era ground disturbance part of the story.
Diagnosis comes first. A CCTV drain inspection shows whether that repeat blockage is grease in a shared stack or a collapsed section under Lavender Street.
Then the fix matches the finding. Jetting clears blocked drains, a targeted clear sorts a blocked sewer, and pipe relining repairs a cracked run without digging up a forecourt.
Outside, it's stormwater work. We clear and upgrade pits and box drains at the low points as part of stormwater jobs, fixing falls so southerly busters pond in the drain instead of the lobby. For redevelopments, drainage repair and installation gets the design right from the start.

Hot water for towers and walk-ups
Hot water here splits into two worlds. The art deco walk-ups run ageing unit-level systems, some approaching the end of anything resembling a service life. The strata towers run central plant that heats dozens of apartments at once.
Repair or replace? That's the first question. If your system is limping, we assess whether it's a hot water repair job or the end of the road. Repairable faults have symptoms we can fix same visit: elements, valves, thermostats, ignition faults.
Some signals point to replacement. A tank weeping from the base, or a system past its second major repair, points to hot water replacement instead.
Choosing what comes next is easier with options laid out plainly. Gas hot water systems suit buildings with gas supply and steady demand. Electric hot water systems fit where off-peak tariffs work in your favour. Instant hot water systems never run out and free up the cupboard, which apartment owners appreciate.
New builds get the full installation service. For knock-down-rebuilds and first-time fit-outs, hot water installation covers the lot, including the crane-or-stairs access question that tower work always raises. Salt-air exposure matters too: harbour-edge plant after a winter of southerlies needs the right materials, and we fit for that.

Good questions, straight answers
Questions Milsons Point locals ask
Do you handle hot water replacements in strata buildings?
Yes. We work with strata committees across the local towers, arranging crane-or-stairs access and giving a fixed written price before any work begins.
My art deco block has original galvanised pipes. Can they be replaced?
They can. The 1930s risers behind rendered walls in the surviving walk-ups can be replaced section by section, and we isolate shared supplies so neighbours keep water while we work.
What should I do if a flexi hose bursts in my apartment?
Turn off the water at the meter or isolation valve, switch off power to wet areas, and call us straight away. Damage from a burst hose cascades into the units below, so speed matters.
Is the call out fee really free?
Yes. The assessment and quote cost you $0, and you get the full fixed price in writing before any work begins. If you decide not to go ahead, you owe us nothing.
Can you clear drains blocked by restaurant grease near the station?
Yes. Grease and fat from the cafes and restaurants around Alfred Street build up in the shared stacks, and we clear them with jetting and diagnose repeats with CCTV.
Are you licensed and insured?
Every job is carried out under licence #275278C with full insurance behind it, and compliance certificates are sorted every time.
Do you charge overtime on weekends or at night?
No. Nights and weekends are priced the same way. There are no overtime rates here, and the price we quote is the price you pay.
Who fixes stormwater ponding at the foreshore low points?
We do. The forecourts by the Olympic Pool and Milsons Point Wharf surcharge in intense storms, and we clear and upgrade the pits and box drains that carry that flow.
What warranty do you offer on your work?
Every job is covered by our Lifetime Labour Warranty, so if it is not right we come back at no cost and with no questions asked.
